Rental Policies


CHECK-IN TIME - Check in time is 2 PM. On Saturday (or after hours) use the after-hours box outside the office door. We bly recommend that you arrive before sundown, if possible, to avoid looking for your rental home in the dark.

CHECK-OUT TIME - Check out time is 10 AM Please observe this rule, as our housekeeping staff needs time to prepare for our next guests. Upon leaving, please secure all windows and doors, wash dishes, clean out the refrigerator, remove all trash, leave all towels in the home and leave the beds unmade and return keys to our office by 10 A.M. on your scheduled day of departure. A key drop is available for check-out prior to 9 A.M. in front of our office. If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee. KEYS will be issued at check-in. A charge per key will be deducted from your security deposit for keys not returned.

TRIP INTERRUPTION INSURANCE - This is available as an option on each reservation. The fee for the insurance is 7.0%. TRIP INTERRUPTION INSURANCE MUST BE PAID FOR AT LEAST 30 DAYS PRIOR TO ARRIVAL OR AT THE TIME YOU MAKE YOUR RESERVATION, WHICHEVER IS EARLIEST. Rest In The Mountains LLC. receives a portion of this fee for processing the insurance purchase. The policy covers standard trip interruption due to medical emergencies and mandatory evacuation days due to weather. Shoreline Preferred Properties LLC and the owners that they represent do not refund in the event of evacuation for severe weather. RENTERS MUST HAVE TRIP INTERRUPTION INSURANCE FOR REIMBURSEMENT DUE TO MANDATORY EVACUATIONS, ADMINISTRATION FEE AND TAXES.

LOCKED CLOS - Contain owner's personal property. Please respect these locked closets, cabinets or rooms. They are NOT INCLUDED as part of your rental.

MAINTENANCE - All equipment in the cottages should be in working order. Please report any inoperative equipment to our office. Every reasonable effort will be made to promptly repair the same. No refunds will be made for inoperative air conditioners, appliances or for mechanical failure, or delays in utilities.

KEYS - If all keys are not returned, the renter will be charged $5 per key lost. A $30 remote replacement fee will be charged for lost remotes.

RESERVATION FEE - A one time nonrefundable fee of $20 is charged at time of reservation.

TAXES - Tax rates are calculated as of the time of this agreement. Tenant shall be responsible for payment of all applicable taxes according to rates in effect at the time of occupancy.

SECURITY DEPOSIT - All security deposits must be paid at the time of reservation by credit card or check. All renters must leave the rental unit in an undamaged condition and are responsible for any damages repair costs and extra cleaning. Renters must report all damages and problems immediately. Renters are also responsible for any missing items from the rental unit and their replacement cost. The security deposit less any damage charges will be credited back to the renter within 45 days of departure.

PAYMENTS - All reservations must be Paid in full three (3) weeks prior to check-in. Visa/MasterCard or personal checks are accepted.

LAST MINUTE RESERVATIONS - Renters who reserve homes less than three weeks before arrival must pay in full at the time of reservation.

CANCELLATIONS - In the event of a cancellation of a confirmed rental for any reason, Rest In The Mountains LLC. must be notified in writing and will make every reasonable effort to re-rent the property. If the property is re-rented for the original vacation rental agreement amount, tenant will receive a refund of the advance rental payment less $50 cancellation fee plus tax. If re-rented for less than the original rate, tenant will receive the balance of the advance rental payment less $50 cancellation fee plus tax plus an amount necessary to make full payment to the owner. All refunds will be made within 60 days of receipt of the re-rented advance rental payment. If the property is not re-rented, no refund will be paid. If you purchased the optional Travel Insurance, that insurance premium will not be refunded.

PRAVICY - Rest in the Mountains, llc values you as a customer respects your privacy. We collect customer information for the purpose of helping you find and schedule the perfect rental for your vacation in the mountains. We safeguard and protect the information we receive from you. Rest assured, any personal information you provide is limited to internal use only. Rest in the Mountains, llc will not lend, lease, rent or sell this information to a third party or outside company.

PETS - No pets are allowed unless specifically authorized and permitted on property. Violation of the pet policy is grounds for immediate eviction without refund, pursuant to Sec.42A-23et.seq. of the Vacation Rental Act. Arrangements for pets should be made at reservation time. enters accept full responsibility for cost of any repairs, damages or extra cleaning needed due to the pet. If renters bring pets into the rental units without permission from Rest in the Mountains, llc Rental Department, they can be charged $200.

NO SMOKING - All units are designated as "No Smoking" on the premises. Violation of these policies is grounds for immediate eviction without refund, pursuant to Sec.42A-23et-seq. Of the Vacation Rental Act. Renters will be charged $100 and they will be responsible for any costs associated with damage or cleaning needed as a result of smoking on the premises.

OCCUPANCY - NC law requires the total occupancy in units served by septic systems not to exceed two persons per bedroom. Max number allowed in each unit is indicated in the property description. Overcrowding or misrepresentation is grounds for immediate eviction without refund, pursuant to Sec.42A-23et-seq of the Vacation Rental Act. NO HOUSE PARTIESOccupancy of the premises must not disturb the neighbors. Rest in the Mountains, llc can terminate this contract and ask renters to leave immediately without refund.

TELEPHONE USAGE - Most rentals have telephone service for local calls only. Please use a phone credit card or charge long distance calls to your home phone. A $25 service charge will be deducted from your security deposit .in addition to any outstanding phone charges created during your stay. This is in accordance with NC Vacation Rental Act.

SATELLITE/CABLE TV - Most of our rental units have satellite or cable television but the movie rental access is blocked. We recommend you rent movies.

ITEMS LEFT BEHIND - Rest in the Mountains Rental Department is NOT responsible for any personal items left behind by renters. A $20 service fee plus the cost of shipping will be charged to renters for returning their personal property.

WATER - Many of our rental units have private wells. Renters are asked to conserve water as much as possible.

ITEMS FURNISHED - Homes are furnished for normal housekeeping with dishes, cookware, flatware, glasses, and basic appliances. We are also pleased to provide bed linens and towels for all of our rentals.

ITEMS NOT FURNISHED - All renters must bring their own toilet tissue, paper towels and napkins, trash bags, soaps, laundry detergent, dish washing liquid, etc.

RECREATIONAL VEHICLES - Most of our rental units are in restricted subdivisions where the use of recreational, camping, and ATV vehicles is prohibited.

CLEANING AND TRASH - Weekly and monthly rates include a one-time cleaning fee, and there are directions to area trash disposal sites for you to find where to take your trash and recyclables in your rental packet.

ALCOHOLIC BEVERAGES - Beer and wine can be purchased at most local grocery stores and convenience stores within the city limits. The ABC store is located in the Bi-Lo shopping center.

PLEASE READ THE FOLOWING RELATIVE SECTIONS OF THE NC Vacation Rental Act, upheld by RitM, llc.

Every effort is made to ensure all information in advertisings accurate and complete. However, RitM, llc cannot be held responsible for typographical errors, omissions, price changes and other changes made by owners within the unit.

In accordance with the National Association of Realtors Standards of Practice and Code of Ethics, it is hereby disclosed that RitM, llc has contractual relationships with the Owners. This contract employs RitM, llc to act as the Agent of the Owner and treat all parties (tenants & owners) honestly, fairly and in good faith. Units may or may not be owned by a Real Estate Licensee.

Notwithstanding any other assurance to the contrary, this lease is not binding or effective until signed by the Tenant and Agent and Advanced Rent payment (or deposit and taxes) are received by RitM, llc.

Tenant is responsible for abiding by all rules, regulations and instructions in the agreement and any posted in the unit. Any exceptions to the rules, regulations' and instructions must be approved in writing in advance by an office of RitM, llc .

If at the time tenant is to begin occupancy of the property, RitM, llc or Owner cannot provide the premises in a fit and habitable condition, or occupancy is unavailable for some unavoidable reason, RitM, llc will make all efforts to substitute a reasonably comparable property for occupancy. In the event that RitM, llc is unable to do so, tenants' exclusive remedy shall be a refund to tenant of all payments made. Tenant expressly acknowledges that in no event shall RitM, llc l or Owner be held liable for any consequential or secondary damages, including, but not limited to, any expenses incurred as a result of travel, costs to re-rent, etc. Tenant must submit any complaint regarding accommodations to RitM, llc in writing prior to checkout for consideration by Owner. The tenant agrees to release, indemnify, and hold harmless the owner and RitM, llc from any and all liability for injury to the person or tenant or any member of his party resulting from any cause whatsoever, except only such a personal injury caused by the negligence or intentional act of the owner or RitM, llc. This indemnification includes any and. all costs and expenses which may accrue to owner or RitM, llc including reasonable attorney's fees.

In the event the property subject to this agreement is voluntarily transferred by owner, agent will advise tenant of transfer of property in accordance with Sec.42A-19 of the NC Vacation Rental Act.

RitM, llc, the property owner or their representatives have the right to enter the premises during tenancy to inspect or, make repairs or show property for sale.

BUSINESS SERVICES - Such as fax and copy machines are available at our office for a fee.
